Cash confessions-Quick tips to perk up your budget

It’s no secret we all wish we could stretch our dollars further in order to complete our project the way we want. As a professional I will often recommend to clients that they save their dollars to get exactly what they want, rather then sacrificing, but as a rule of thumb always keep these four things in mind:

1) If you’re not sure what your project is going to cost, hire a professional like myself to come out to give you an idea.

I was recently hired to help a gal do this very thing. She is about to move here from Dallas and loves a home located in Brentwood, TN. Great location, good size and close to work. The problem? The entire house has medallions on every cabinet (shown above). They are in the kitchen, bathrooms, laundry room…you name it they are on every surface. Unfortunately this application has ruined all of the cabinets, thus explaining why this house has been on the market sine 2010. Before even doing minor decorating this home will have a minimum of $75K in renovations. Had she not hired me she would have had to live with the existing cabinets, or fallen into a money pit.

2) Prioritize-Create a list of the essentials

If your house needs a new roof, a front door and a new garage, figure out what NEEDS to be done first and budget accordingly. If you only received $4K back on your tax return and the new roof is going to be $5800, you need to decide if you want to set that $4K aside in savings or move forward on the garage door. I see many people fall into the pitfall of wanting to do it all at once, and putting home improvements on your credit card is never wise. Plan, plan, plan.

3) Avoid DIY if you don’t have experience.

There is a huge DIY movement sweeping the nation thanks to reality TV shows and DIY classes at big box stores. Many homeowners fall into the trap of thinking they will save money if they “do-it-themselves” and avoid hiring a contractor. Homeowners that go it alone without proper training and experience learn real fast that mistakes are extremely costly. Especially if you end up having to hire a contractor and the materials you purchased have to be repurchased again. Not to mention the lost time!

4) Choose projects that will yield the biggest return.

In our industry we call this the ‘cost vs value’ on return. Does your project retain resale, and will another potential buyer think so? If money is driving your decisions on your home improvement projects, all of the above factors must be taken into consideration, but none are more important than the ROI. If you are really scrimping pennies you need to choose projects that give you the biggest bang for your buck.

The Kitchen project shown above is a great example. By simply repainting this kitchen a complimentary color to the kitchen cabinets her small investment of $1500 turned into a $20K ROI when she put her house on the market. Why? Because the potential new homeowners saw the value in a beautiful large kitchen that works well for their kids and family….not the cabinets with a strong yellow undertone. By hiring me to help her select the RIGHT paint color, her small investment turned into big reward.

Remodeling Series-The evolution of a master bedroom and bath

In my twelve years of doing business I have found that clients are always baffled about the remodeling process, and it’s associated costs. First, they never believe the budgets that are necessary to do what they are wanting to do, and second, the actual process of living in a make-shift environment for weeks at a time seems easy until you are living in it. And if you are prone to watching those decorating shows….you know who they are…..they misguide and mislead the homeowner into thinking it is a seamless, effortless undertaking, that happens in a short time (like an hour) and the results are amazing. The good news is the results ARE amazing! But the 6, 8, or 10 weeks of make-shift living, unexpected delays, unexpected problems, dirt, dust, and people coming and going out of your house at unthinkable hours, is never painless.

So in an effort to educate, and help those who are about to enter this process, I will post a remodel in real time so you can fully understand what a true remodel is like and how it really unfolds! And thanks to my lovely client, whom we will deem Mrs. S, has graciously allowed me into her home to take pictures of the good, the bad and the ugly!

So this is an introduction into this project. As I mentioned above the consultation occurred in March and demo started May 9th. From here on out, every Wednesday, I will post updated photos as the process unfolds, along with the hiccups, the unexpected’s, the think-on-our-feet-for-an-immediate-solutions, and of course the running numbers.

I cannot say enough about this upholstery line. We use it again, and again, and again. It is the most consistent upholstery line I have ever used in quality, lead times, and customer satisfaction. I have client’s that have LEE pieces they purchased thirty years ago, and still love them. Everyone who has a LEE piece loves it, and I have yet to receive a chair, or sofa that wasn’t ridiculously comfortable!

How to design a room on a budget, by designer Amanda Gates

Ok so let’s be straight here. Design is no longer like it was in 2007. The economy has tanked, and consumers are no longer in “consumption, high-gear”. This poses a bit of a challenge to my industry of all things fabulous and fantastic while donning a cute bag and stilettos creating design magic; but a challenge is always welcomed in my corner. As my budgets deplete, and my clients watch every dollar spent, I am forced to become a whole new designer;… (insert cyclone wind tunnel, notable red cape, snazzy fedora hat,  flattering leotard with a big “D” expertly embroidered on my chest, and dare I say tights?) One of my favorite quotes as a testiment to this new mentality is from Brian Flynn Patrick of Decor Demon:


“Lately I’ve been street hustling with hardcore garbage. It’s not my fault, I’m blaming the economy. Nowadays doing the design showroom mambo with deep-pocketed, Prada-clad clients is more fantasy than nine-to-five routine. To make a buck as a decorator in 2010, you’ve gotta strap on the knee pads, prepare to suck it [up] and hope that everyone else is putting out. The trash, that is.”

So in this NEW day and age of the F word being thrown around like a cheap pair of bongo wedges from Mervyn’s, clients are demanding high style, for the price of food stamps, and a WIC block of government cheese. Barbie herself would shutter in her footsteps if forced to drink boxed wine, and shop at Target. Can you even imagine Barbie on a budget? Gasp!
In my opinion, and yes it is the GOLD standard, tested and approved opinion, design changes peoples lives. When a client sees their room or house transformed, magic by design occurs. A well appointed home does not have to cost a lot, but it is amazing to see how much it can uplift and change the inhabitants that live there. You function better, entertain more and live to a higher standard. Don’t beleive me? Spend one weekend de cluttering and painting one room in your house. As an added bonus, put out a vase of fresh flowers. I guarantee you will feel different.
So in an effort to show you that design is possible and doesn’t have to be expensive I designed the following room, top to bottom for three times less than an average room cost. Enjoy!

Malibu Barbie on a budget? by Nashville interior designer, Amanda Gates




Back in March Miss BARBIE herself turned fifty. Doesn’t she look smashing for 50? How does she do it? How is she devoid of this economy and simple old age?

Mr. John Adler himself did a Malibu beach house in her honor , and he doesn’t come cheap! It raised a question. Could BARBIE survive on a beer budget; or GASP!, a strawberry wine budget? Could her life be as fabulous as cotton candy, and pink poodles if she had to use the word budget? Is budget in her vocabulary? And lastly, could she shop at Target and find her shoes at Payless, leaving the store with a smile?

I shutter to think how BARBIE could survive. So desperate for her Jimmy Choo’s, and her pink corvette. And Ken? Well he would find a new blonde, maybe even branch out to a brunette, driving around Malibu in her Maserati; after all Corvettes are so yesterday! How would BARBIE feel as Ken drove off with his new 25 year old?
Well as much as I would love to see this bitch go down, just once, in my heart of hearts (dig way WAY down) she is what dreams are made of. Every little girl gets it. The BARBIE fascination, and the all too dreamy eyes for Ken. A thing of “may all your dreams come true” with martini in hand, a smile on her face and twinkle in her eye. A pink EXPLOSION of all things wonderful and fabulous. And as much as I hate to subscribe to the BARBIE ideal (talk about exiting reality) I suppose it is good, at times, to enter into a world of all things pink, wonderful and fabulous, just for a moment, to get a prescription that is devoid of the economy, and old age!
